Howard Hughes Holdings Inc. (NYSE: HHH), a diversified real estate development, management and holding company headquartered in The Woodlands, Texas, and founded in 2010 as a spin-off from General Growth Properties, develops and sells land within master planned communities (MPCs), owns and operates revenue-generating retail, office and multifamily residential properties, and pursues strategic developments including luxury condominiums; its MPC segment encompasses six communities--Bridgeland and The Woodlands in Texas, Summerlin in Nevada, Columbia in Maryland, The Woodlands Hills in Texas, and Teravalis in Arizona--with approximately 35,000 acres remaining for development, while operating assets include 11 retail centers totaling 2.1 million square feet, 34 office properties with 6.6 million square feet, and 17 multifamily complexes offering 5,587 units, primarily anchored within these MPCs, and strategic developments feature projects such as Ward Village condominiums in Honolulu, Hawaii, and West End in Alexandria, Virginia. The company conducts operations across key U.S. markets including Texas, Nevada, Arizona, Maryland, Hawaii and Virginia, targeting homebuilders, commercial tenants, residents and institutional investors with integrated mixed-use environments that blend residential, retail, office and recreational amenities. In 2023, Howard Hughes Holdings reorganized as a holding company with the Howard Hughes Corporation as its principal subsidiary and completed the spin-off of its entertainment assets into Seaport Entertainment Group Inc. (AMEX: SEG) in August 2024, encompassing the South Street Seaport in New York, Las Vegas Ballpark and related properties; in May 2025, Pershing Square Holdco L.P. invested $900 million to acquire 9 million newly issued shares at $100 per share, elevating its ownership to 46.9% and providing capital to acquire controlling interests in high-growth public and private companies as part of a strategic transformation into a diversified holding company while retaining focus on core real estate MPCs and developments under CEO David OReilly; recent operational highlights include record MPC land sales at $1.35 million per acre in Q2 2025, strong condominium pre-sales at Ward Village towers including Malia and Ilima--the latter enhanced by a partnership with Discovery Land Company--and the grand opening of Teravalis village Floreo with plans for 100,000 homes and 55 million square feet of commercial space.
