The company acquires, develops, leases, and manages a broad portfolio of properties including shopping malls such as Alto Palermo, Abasto Shopping, and Patio Bullrich; premium Class A office buildings like Della Paolera towers and Dot; luxury hotels including Llao Llao Resort, Intercontinental Buenos Aires, and Sheraton Libertador; residential and mixed-use developments such as Ramblas del Plata and Costa Urbana; land reserves for future projects; and investments in Banco Hipotecario for mortgage lending synergies. IRSA operates primarily in Argentina with high-occupancy assets in key urban areas like Buenos Aires, Córdoba, Rosario, and Neuquén, targeting retail tenants, corporate office users, high-end tourists, and residential buyers through a dual-rent model for malls combining fixed and sales-linked fees. In recent developments, IRSA acquired the Terrazas de Mayo shopping center and a property adjacent to Alto Avellaneda for expansion in 2024, initiated construction of a new open-air mall in La Plata, and progressed commercialization of Ramblas del Plata Stage I with 13 transactions valued at approximately USD 81 million.
