Gladstone Land Corporation (Nasdaq: LANDM) operates as a publicly traded real estate investment trust that acquires, owns, and leases farmland and farm-related properties located in major U.S. agricultural markets; its portfolio consists of approximately 150 farms encompassing 103,000 acres across 15 states, including over 55,000 acre-feet of water assets primarily in California. The company focuses on high-quality irrigated cropland suitable for fresh produce such as berries and vegetables, as well as permanent crops including almonds, blueberries, figs, olives, pistachios, and wine grapes; over 30% of its fresh produce acreage is organic or in transition to organic, and nearly 20% of permanent crop acreage follows suit. It also owns or targets ancillary farm properties such as cooling facilities, processing buildings, packaging facilities, and distribution centers, which are leased on a triple-net basis to tenants with established farming operations, providing predictable rental income through long-term sale-leaseback transactions and participation rents tied to crop revenues. Founded in 1997 and headquartered in McLean, Virginia, Gladstone Land serves third-party farmers as its primary customers, emphasizing regions with abundant water resources and strong crop yields. In recent developments, the company sold five Florida farms in January 2025 for $52.5 million, realizing a 112% return on equity invested, and two additional Florida farms for $21.5 million at a 36% premium over the 2015 purchase price with a 13% internal rate of return; it repurchased preferred stock under a program authorizing up to $55 million across Series B and C issues, modified lease agreements on six farms to reduce fixed base rents in favor of higher participation rents, acquired 1,530 acre-feet of water for approximately $583,000, and raised equity via its at-the-market program including nearly one million shares for $8.8 million.
