Public Storage (NYSE: PSA), founded in 1972 and headquartered in Glendale, California, operates as a leading real estate investment trust (REIT) that acquires, develops, owns, and manages self-storage facilities across 40 U.S. states and through a 35% equity interest in Shurgard Self Storage Limited in seven Western European countries; the company owns or operates approximately 3,400 facilities encompassing 247 million net rentable square feet in the United States and 18 million net rentable square feet in Europe. It provides a comprehensive range of self-storage units in various sizes and features, including climate-controlled, drive-up access, and month-to-month rentals for individuals, businesses, students, and movers; sells moving and packing supplies such as boxes, locks, tape, and bubble wrap; offers tenant reinsurance products covering stored goods against damage or loss; and manages third-party self-storage properties while generating ancillary revenue from merchandise and other operations. Public Storage targets small businesses, entrepreneurs, corporations for inventory and equipment storage, and residential customers needing temporary solutions, emphasizing secure, accessible facilities with advanced security systems, online reservations, and sustainability initiatives like energy-efficient designs. In 2025, the company accelerated its growth strategy through opportunistic acquisitions, purchasing 74 facilities totaling 5.2 million square feet across 17 states for $814.6 million in the first nine months, including 49 facilities with 3.4 million square feet for $511.4 million in the third quarter alone; it completed or contracted $1.3 billion in wholly owned acquisitions and developments year-to-date, raised its full-year outlook for core funds from operations amid stabilizing operations, and issued senior notes including a $875 million public offering to fund investments and repay debt.
