Yuexiu Real Estate Investment Trust (Yuexiu REIT) operates as Hong Kong's first listed real estate investment trust investing in mainland China properties, focusing on high-quality commercial real estate in key central business districts. Constituted in 2005 and listed on the Hong Kong Stock Exchange in December of that year, it is managed by Yuexiu REIT Asset Management Limited and headquartered in Hong Kong with properties spanning Guangzhou, Shanghai, Wuhan, Hangzhou and Hong Kong in the People's Republic of China. Its portfolio comprises ten properties totaling approximately 1.184 million square meters of ownership area, including Grade-A offices such as Guangzhou International Finance Center, Yuexiu Financial Tower, City Development Plaza, Fortune Plaza and Victory Plaza in Guangzhou, Yue Xiu Tower in Shanghai, Victory Business Centre in Hangzhou and Yue Xiu Building in Hong Kong; retail and commercial complexes such as White Horse Building in Guangzhou, a clothing wholesale market, and Starry Victoria Shopping Centre in Wuhan; as well as Wuhan Yuexiu Fortune Centre, hotel and serviced apartments.
In September 2025, Yuexiu REIT announced a strategic capital reorganization, disposing of its 50% interest in Yuexiu Financial Tower in Guangzhou to Guangzhou Yue Xiu Development Group Co., Ltd. for approximately RMB3,433 million, reducing its effective beneficial interest to 49.495% while retaining it as a qualified minority-owned property contributing to income; this transaction, accompanied by an internal reorganization of the remaining stake and RMB3,000 million in new bank refinancing, aims to lower gearing from 48.1% to 41.2%, cut interest expenses, boost distribution per unit and rebalance the portfolio by decreasing office revenue proportion from 55% to 46%. The net proceeds of about RMB2,300 million from the disposal, combined with refinancing, fully repay existing indebtedness to enhance financial resilience, improve external credit ratings and enable diverse fundraising including offshore bonds.
