Arbor Realty Trust, Inc. operates as a specialized real estate investment trust and direct lender, channeling capital into a diverse array of structured finance assets across the multifamily, single-family rental, seniors housing, and various commercial real estate markets throughout the United States. The company strategically manages its activities through two principal operating segments: its Structured Business and its Agency Business. Within its Structured segment, Arbor engages in investments such as bridge and mezzanine loans, including junior participating interests in first mortgages, alongside preferred and direct equity positions. This encompasses real estate-related joint ventures, notes, and a variety of mortgage-backed securities, designed to furnish short-term financing for property acquisitions, redevelopment efforts, and other transitional capital requirements. The Agency segment is dedicated to the underwriting, origination, sale, and servicing of multifamily mortgage loans. This is facilitated through its status as a Fannie Mae DUS® lender, a Freddie Mac Optigo Seller/Servicer, and an approved FHA Multifamily Accelerated Processing (MAP) lender, also engaging in conduit/commercial mortgage-backed securities programs. The Agency business contributes a crucial, stable source of fee-based income, supported by a significant loan servicing portfolio. As a qualified real estate investment trust, Arbor endeavors to circumvent federal corporate income taxes by distributing at least 90% of its taxable earnings to its shareholders. Arbor Realty Trust, Inc. was founded in 2003 and maintains its headquarters in Uniondale, New York.
