(NYSE: VICI) is an S&P 500 experiential real estate investment trust that owns one of the largest portfolios of market-leading gaming, hospitality, wellness, entertainment and leisure destinations across the United States and Canada. Founded on October 6, 2017, through the spin-off from Caesars Entertainment Operating Company as part of its bankruptcy restructuring, the company is headquartered in New York City and operates a geographically diverse portfolio comprising 93 experiential assets, including 54 gaming properties such as Caesars Palace Las Vegas, MGM Grand Las Vegas and the Venetian Resort Las Vegas; 39 non-gaming experiential properties featuring wellness resorts, sports complexes and family entertainment venues like Chelsea Piers, Canyon Ranch, Great Wolf Resorts and Kalahari Resorts; four championship golf courses operated by Cabot; approximately 127 million square feet of space with 60,300 hotel rooms and over 500 restaurants, bars, nightclubs and sportsbooks; and roughly 33 acres of undeveloped and underdeveloped land adjacent to the Las Vegas Strip. Its properties are leased under long-term, triple-net agreements to industry-leading operators including Caesars Entertainment, MGM Resorts, and partners such as Cain International, Homefield and Lucky Strike Entertainment, targeting customers in gaming, leisure, hospitality and experiential sectors. In recent developments, VICI Properties completed a $1.16 billion sale-leaseback transaction with Golden Entertainment in November 2025 to expand into the Las Vegas locals market; increased its mezzanine loan commitment by $150 million to $450 million for the One Beverly Hills development with Cain International and Eldridge Industries during 2025; initiated a partnership for the North Fork Mono Casino Resort project with Red Rock Resorts; and raised its 2025 AFFO guidance to $2.50-$2.52 billion following strong Q3 2025 results, underscoring ongoing portfolio growth and diversification beyond core gaming assets.
