In recent developments, VICI Properties completed a $1.16 billion sale-leaseback transaction with Golden Entertainment in November 2025 to expand into the Las Vegas locals market; increased its mezzanine loan commitment by $150 million to $450 million for the One Beverly Hills development with Cain International and Eldridge Industries during 2025; initiated a partnership for the North Fork Mono Casino Resort project with Red Rock Resorts; and raised its 2025 AFFO guidance to $2.50-$2.52 billion following strong Q3 2025 results, underscoring ongoing portfolio growth and diversification beyond core gaming assets.
