American Healthcare REIT, Inc. (NYSE: AHR) is a self-managed real estate investment trust that acquires, owns and operates a diversified portfolio of clinical healthcare real estate properties focusing primarily on senior housing communities, skilled nursing facilities, outpatient medical buildings, medical office buildings, hospitals, integrated senior health campuses and other healthcare-related facilities; it also originates secured loans and pursues opportunistic real estate-related investments. The company operates through four reportable segments including integrated senior health campuses, outpatient medical, triple-net leased properties and senior housing operating properties (SHOP), generating majority revenue from integrated senior health campuses; it manages approximately 294 properties totaling 19.03 million square feet across the United States, the United Kingdom and the Isle of Man as of March 31, 2025. Headquartered in Irvine, California, the company was formed in 2021 through the merger of Griffin-American Healthcare REIT III and IV with American Healthcare Investors. Recent developments include the full acquisition of its joint venture partner's remaining 24% interest in Trilogy REIT Holdings for $258 million in cash during third-quarter 2025, completing sole ownership of Trilogy's integrated senior health campuses operated by Trilogy Management Services; additional 2025 acquisitions encompass a $65 million SHOP asset transitioned to Heritage Senior Living, partners' 51% interests in an unconsolidated joint venture with five pre-stabilized campuses for $118.4 million, a $36.2 million senior housing portfolio in Washington, a $7.5 million senior housing asset near Atlanta and approximately $210.8 million in total acquisitions closed in third-quarter 2025. The company continues to expand its operator network with partners such as Senior Solutions Management Group, Priority Life Care, Compass Senior Living, Cogir Senior Living and Heritage Communities, while pursuing a $300 million acquisition pipeline.
