- Fideicomiso Irrevocable 4594, operating commercially as Fibra Sites and Fibra Opsimex, is a Mexico-based specialized telecommunications infrastructure real estate investment trust (FIBRA) dedicated to the acquisition, construction, ownership, operation, and leasing of passive telecommunications infrastructure. Established in 2020 and headquartered in Mexico City, Mexico, the trust was created by sponsor and asset manager Operadora de Sites Mexicanos, S.A.B. de C.V. (Opsimex), a subsidiary of Telesites, S.A.B. de C.V., with Banco Actinver, S.A., Institución de Banca Múltiple, Grupo Financiero Actinver acting as the trustee. The trust operates within the telecommunications real estate sector, offering passive infrastructure solutions and site leasing services, including: ground-based telecommunication towers, comprising self-supporting lattice towers, guyed masts, and tubular monopoles; rooftop installations and distributed antenna systems (DAS) designed for dense urban environments; camouflaged and stealth cell site structures compliant with municipal zoning standards; physical space leasing on tower structures and land plots for transmission antenna installation; secure equipment shelters, enclosures, and perimeter fencing; auxiliary power management infrastructure, including emergency generator connections and battery backup power systems; and site engineering, structural reinforcement, colocations, passive equipment maintenance, and security monitoring services. Fideicomiso Irrevocable 4594 primarily caters to national mobile network operators, wireless telecommunications carriers, internet service providers, and broadcast operators across Mexico, with key tenants including Radiomóvil Dipsa (Telcel), AT&T México, Telefónica México, and Altán Redes. In recent operational developments over the last one to two years, the trust has advanced its nationwide site densification strategy to support rapid carrier-driven 5G deployment across major metropolitan hubs and transport corridors, expanding its managed footprint to more than 16,000 telecommunications towers. Furthermore, the trust has increased multi-tenant colocation agreements to boost site tenancy ratios, executed ongoing build-to-suit rollouts, refined its technical and commercial access terms pursuant to open-access infrastructure directives from the Federal Telecommunications Institute (IFT), completed scheduled ordinary and extraordinary certificate holder assemblies to steer governance, and maintained consistent capital distribution schedules under Mexican FIBRA fiscal regulations while optimizing debt structure maturities.
