C C Land Holdings Limited C C Land Holdings Limited (HKSE:1224), an investment holding company incorporated in 1998 and headquartered at 25/F, China Resources Building, 26 Harbour Road, Wanchai, Hong Kong, with its registered office in Hamilton, Bermuda, principally engages in property development and investment; treasury investments, including securities, notes receivable and financial services; money lending; and corporate management services. The company operates through two main segments: Property Development and Investment, which focuses on developing and holding residential, commercial, office, retail and hotel properties; and Treasury Investment, which involves investments in listed equity securities, unlisted funds and provision of financial services, generating the majority of its revenue from the United Kingdom followed by Hong Kong and minimal contributions from Mainland China. Its property portfolio includes prime Grade A investment properties such as The Leadenhall Building, a 225-metre skyscraper with 610,000 sqf of office and retail space in Central London fully leased to international insurance companies, financial institutions and professional services firms; and One Kingdom Street, offering 265,000 sqf of refurbished Grade A office space in Paddington Central with 89% occupancy. Geographically, the Group maintains development and investment projects in the United Kingdom (primarily London), Hong Kong and Mainland China (key cities including Chongqing, Jiangsu Yancheng and Guangdong Jiangmen); through joint ventures, it holds interests in major developments like Thames City (50% interest, a mixed-use project with 1,500 luxury residential units across Phases I-III, Phase II construction commencing in early 2025); The Whiteley (47% interest, 603,000 sqf mixed-use redevelopment including 139 residential apartments and a 109-room Six Senses hotel, with practical completion in second half of 2025 and 99 units presold for GBP651 million); Harbourside HQ (25% interest, 795,000 sqf Grade A office in Kai Tak); No. 15 Shouson (42% interest, 15 luxury villas in Hong Kong with four sold in 2024 for HK$2.4 billion); Kowloon Bay International Trade & Exhibition Centre (15% effective interest, awaiting redevelopment approval granted July 2025); and residential-commercial projects in Mainland China with attributable potential of 6.8 million sqf. In recent developments, the Group recorded fair value gains of HK$308.8 million on its UK investment properties as at 31 December 2024 (versus prior-year losses of HK$2 billion), improved occupancies at The Leadenhall Building to 100% and One Kingdom Street to 89% with new leases for 47,600 sqf, completed sales at No. 15 Shouson and delivered 43 Thames City Phase I units and 65 Whiteley units, advanced Thames City Phase II toward construction start, and secured redevelopment approval for KITEC on 18 July 2025; earlier in February 2024, it pursued acquisition of the One Nine Elms project in London for $1.3 billion (nominal HK$1) from R&F Properties, assuming $800 million debt, and in December 2024 appointed Ms. Cheung Elaine Yu Ling as Executive Director. As of 31 December 2024, the Group's total investments in joint ventures stood at HK$9.3 billion across seven projects with 8.1 million sqf attributable development potential, supporting a strategy of balanced recurring rental income from stable assets like its London offices (HK$455.7 million rental income in 2024) and sales revenue from developments amid volatile markets.
