Business
Frasers Logistics & Commercial Trust (FLCT), a Singapore-listed real estate investment trust sponsored by Frasers Property Limited, invests in a diversified portfolio of 113 income-producing logistics, industrial and commercial properties valued at approximately S$6.9 billion across Australia, Germany, Singapore, the United Kingdom and the Netherlands; its core assets include modern logistics and industrial facilities with strong connectivity to key infrastructure, primarily freehold and long leasehold tenure, alongside commercial properties comprising central business district office space, non-central business district office space and research and development business parks predominantly in the Asia-Pacific and Europe. FLCT operates through logistics and industrial segments in Australia, Europe and the United Kingdom, and commercial segments in Australia, Singapore and the United Kingdom, targeting multinational tenants with a well-diversified base. Founded on 30 November 2015 and headquartered at 438 Alexandra Road, #21-00 Alexandra Point, Singapore, FLCT was listed on the Singapore Exchange mainboard on 20 June 2016 as Frasers Logistics & Industrial Trust and renamed following its merger with Frasers Commercial Trust on 29 April 2020. Recent developments include the acquisition of its maiden Singapore logistics property at 2 Tuas South Link 1 for S$140.3 million from ESR in early 2025, marking entry into Singapore's logistics market near Tuas Mega Port; four additional logistics properties in Germany and other assets boosting its logistics exposure to 71.5%; and the issuance of S$100 million 2.45% fixed-rate notes due 2034 under its multicurrency debt programme, with gearing at around 34% post-acquisitions. Externally managed by Frasers Logistics & Commercial Asset Management Pte. Ltd., a Frasers Property subsidiary holding about 23% of the trust, FLCT remains a constituent of the Straits Times Index, FTSE EPRA Nareit Global Developed Index and Global Property Research 250.
