(NYSE: GNL) is a publicly traded real estate investment trust that acquires, owns, and manages a globally diversified portfolio of primarily single-tenant net lease commercial properties leased to creditworthy, often investment-grade tenants. The company focuses on high-quality, mission-critical assets in the industrial and distribution, retail, and office sectors; its portfolio comprises approximately 852 properties totaling 43 million rentable square feet across 10 countries, with 97% occupancy, a weighted-average remaining lease term of 6.2 years, and 60% of annualized straight-line rent from investment-grade or implied investment-grade tenants. Geographically, operations span the United States and Canada (70% of rent), the United Kingdom, and Western and Northern Europe (30% of rent), with key segments including industrial and distribution (48% of rent), retail (26%), and office (26%). Founded in 2011 and headquartered at 650 Fifth Avenue, 30th Floor, New York, NY, Global Net Lease generates stable income through long-term net leases featuring contractual rent increases on 87% of the portfolio, including CPI-linked escalations on 23.1%. In recent strategic developments, the company sold its multi-tenant retail portfolio of 100 non-core properties to a subsidiary of RCG Ventures Holdings, LLC for approximately $1.8 billion at an 8.4% cash cap rate, completing phases through mid-2025 as part of a broader $3 billion disposition program launched in 2024 to deleverage and transition to a pure-play single-tenant net lease focus.
