Business
Kimco Realty Corporation (NYSE: KIM; KIM-PL) is a real estate investment trust and leading owner and operator of high-quality, open-air, grocery-anchored shopping centers and mixed-use properties primarily concentrated in first-ring suburbs of top U.S. metropolitan markets, including high-barrier-to-entry coastal areas and expanding Sun Belt cities. Founded in 1958 and headquartered in Jericho, New York, the company owns interests in approximately 564-568 U.S. shopping centers and mixed-use assets comprising around 100-101 million square feet of gross leasable area, with a tenant mix emphasizing essential, necessity-based goods and services such as grocery stores, supermarkets, big-box retailers, discount stores, soft lines, entertainment, food and beverage offerings, and everyday needs retailers that drive frequent shopping trips. It provides comprehensive services including property management, leasing programs, specialty leasing, redevelopments via its Signature Series, acquisitions and dispositions, preferred equity and mezzanine financing, and value-enhancing redevelopment activities; publicly traded on the NYSE since 1991 and included in the S&P 500 Index, Kimco operates across 30 states with a focus on high-growth markets and maintains a nationwide network of regional offices. In recent developments, the company completed the integration of its 2024 RPT Realty acquisition and Urstadt Biddle merger to accelerate portfolio transformation and enhance presence in premier locations; acquired Waterford Lakes Town Center in Orlando, Florida, for $322 million and The Markets at Town Center in Jacksonville, Florida, for $108 million through its Structured Investment Program; purchased the remaining 85% stake in Tanasbourne Village; announced a $750 million at-the-market equity offering program and $750 million stock repurchase program in late 2025; and achieved record leasing activity exceeding 11 million square feet while raising its 2025 outlook amid strong net income, FFO growth, and same-property NOI performance.
