Business
D&D Platform REIT Co., Ltd. is a South Korea-based multi-sector real estate investment trust (REIT) sponsored by real estate developer SK D&D Co., Ltd. and externally managed by asset management company D&D Investment Co., Ltd. Founded in 2020 and headquartered in Seoul, South Korea, the company invests in, develops, leases, and manages a diversified portfolio of income-generating commercial real estate assets across key metropolitan regions. The company operates through distinct real estate asset classes and investment vehicles, providing institutional and retail investors with stable cash flows and long-term capital appreciation. Its primary investment and operational services encompass prime commercial office properties; modern cold-chain and dry logistics hubs; urban co-living and multi-family residential facilities; and indirect real estate equity investments through beneficiary certificates and underlying private real estate funds. The company's core asset portfolio includes prime office assets such as Semicolon Susong (formerly Susong Square) located in Seoul's Central Business District (CBD) and Semicolon Myeongdong (N-Building) in central Seoul; modern logistics centers, including Baekam Logistics Center 1 and Baekam Logistics Center 2 (Fassto Yongin Centers) in Gyeonggi Province, Paju Logistics Center in Gyeonggi Province, and cross-border logistics investments such as the Amazon Odawara Logistics Center in Kanagawa Prefecture, Japan; and pipeline access to SK D&D-developed modern residential and lifestyle assets, including the Episode-branded co-living developments across Seoul. D&D Platform REIT generates revenue primarily through long-term master leases, base and turnover rent collections, facility management, and capital gains realized from strategic property dispositions. In recent developments, D&D Platform REIT has actively executed a proactive capital recycling and portfolio rebalancing strategy. The trust completed the full divestment of its foundational office asset, Semicolon Mullae (formerly Yeong City) in Seoul's Yeongdeungpo district, successfully capturing significant capital gains and establishing a special dividend payout structure for its shareholders. The capital generated from the disposition was systematically reallocated toward high-grade Core and Core-Plus assets, notably securing preferred equity interests in Semicolon Susong to enhance weighted average lease expiries (WALE) and improve portfolio income quality. Concurrently, the trust conducted equity capital increases through rights offerings, including third-party allotments supported by sponsor SK D&D, utilizing proceeds to refinance high-cost bridge loans, optimize its debt maturity profiles amid changing interest-rate environments, and expand total assets under management (AUM) beyond KRW 1 trillion. D&D Platform REIT continues to deepen its strategic pipeline collaboration with SK D&D to acquire high-yielding urban logistics facilities and Episode co-living assets across South Korea.
