Gladstone Land Corporation (Nasdaq: LANDP), a publicly traded real estate investment trust founded in 1997 and headquartered in McLean, Virginia, acquires and owns high-quality farmland and farm-related properties located in major U.S. agricultural markets across 15 states, including Arizona, California, Colorado, Delaware, Florida, Georgia, Maryland, Michigan, Nebraska, New Jersey, North Carolina, Oregon, South Carolina, Texas and Washington; as of November 2025, the company owns 148 farms comprising approximately 100,000 acres, over 55,000 acre-feet of water assets in California, and maintains a 95.7% occupancy rate with properties leased on a triple-net basis to 85 unrelated third-party tenants cultivating over 60 crop types, such as fresh produce annual row crops including berries and vegetables, permanent crops like almonds, blueberries, pistachios and wine grapes, and to a lesser extent commodity crops such as corn and beans. Gladstone Land offers sale-leaseback transactions to farmers selling land, enabling capital release for operations; purchases farms for leasing to farmers seeking ownership alternatives with flexible terms; and acquires non-farmed land while retaining or securing tenants. The company serves corporate and independent farmers in the agricultural sector, emphasizing properties with abundant water sources and strong tenant operating histories. In recent developments, Gladstone Land modified lease agreements on six farms for the 2025 crop year by reducing fixed base rents and providing incentives in exchange for higher participation rents, shifting more earnings recognition to the fourth quarter; executed seven new leases or amendments primarily on western permanent crop farms; and directly operates two properties under management agreements with third-party operators, reflecting strategic adjustments to enhance profitability amid market conditions.
