Business
Land Securities Group plc (Landsec) is a United Kingdom-based real estate investment trust that develops, owns, and manages commercial properties including offices, retail, leisure, and mixed-use developments; its portfolio comprises Central London workspaces such as One New Change, Nova, Dashwood House, 80-100 Victoria Street, 123 Victoria Street, and MYO flexible offices; major retail destinations like Bluewater shopping centre, Liverpool One, Gunwharf Quays, Buchanan Galleries, and The O2 Centre; mixed-use urban neighbourhoods in London, Manchester, and Glasgow; and subscale sectors encompassing leisure assets and retail parks. The company operates primarily in the UK, with a focus on London and regional markets, serving corporate occupiers, retailers, and leisure operators through medium- to long-term leases that generate rental income. Founded in 1944 and headquartered at 100 Victoria Street, London, Landsec organises its activities into segments including Central London offices, major retail, mixed-use urban developments, and other properties, with subsidiaries such as Land Securities Plc and LS Property Finance Co. Ltd. supporting its operations. In recent developments, Landsec completed the acquisition of Liverpool One for £0.5 billion, fully integrating it into its retail platform and outperforming underwriting assumptions; increased its stake in Bluewater shopping centre by 17.5% to 66.25% for £120 million in 2024; reported half-year results to 30 September 2025 with EPRA EPS growth of 3.2% to 25.8p, driven by 5.2% like-for-like net rental income growth and strengthened occupancy; and advanced plans to grow its retail platform by a further £1 billion while pursuing third-party capital partnerships for development and residential opportunities across a pipeline of 9,000 homes.
