Office Properties Income Trust Office Properties Income Trust is a real estate investment trust focused on owning and leasing office properties and mixed-use properties to high credit quality tenants, including the U.S. government and investment-grade rated corporations such as Alphabet Alphabet Inc., Bank of America Bank of America Corporation, Northrop Grumman Northrop Grumman Corporation, and others, across markets in 29 states and Washington, D.C. The company owns approximately 124 properties totaling 17.2 million rentable square feet, primarily high-quality office buildings in central business districts, urban infill, and select suburban locations with strong economic fundamentals; these properties are leased under gross, net, and modified gross agreements with approximately 220 tenants and a weighted average remaining lease term of 6.8 years as of mid-2025. Founded in 2009 as a spin-off from HRPT Properties Trust and headquartered at Two Newton Place, 255 Washington Street, Newton, Massachusetts, the company is externally managed by The RMR Group The RMR Group Inc. under business and property management agreements. Office Properties Income Trust filed for Chapter 11 bankruptcy protection on October 30, 2025, in the U.S. Bankruptcy Court for the Southern District of Texas, entering into a Restructuring Support Agreement with holders of approximately 80% of its September 2029 Notes to reduce about $1.1 billion in near-term debt, simplify its capital structure, and equitize certain notes into new equity; the agreement includes $125 million in debtor-in-possession financing to support operations and a new five-year management agreement with RMR, with operations continuing uninterrupted under court approval. Prior challenges included dividend suspensions in 2023-2025, portfolio sales reducing properties from 152 to 124, occupancy declines to 77.5%, and impairments reflecting office market headwinds from remote work trends and rising interest rates.
