Business
Tiong Seng Holdings Limited is a Singapore-based investment holding company primarily engaged in building construction, civil engineering, engineering solutions, and property development. Founded in 1959 and headquartered in Singapore, the company is listed on the Main Board of the Singapore Exchange (SGX: BFI) and holds the Building and Construction Authority (BCA) A1 grading for both General Building and Civil Engineering, permitting it to tender for public sector construction contracts of unlimited value. The group operates across four core business segments: Construction, Engineering Solutions, Property Development, and Digital Solutions. It serves public sector government authorities, institutional clients, and private property developers across Singapore, the People's Republic of China, and Malaysia through key operating subsidiaries including Tiong Seng Contractors (Pte) Ltd, Tiong Seng Engineering Solutions Pte. Ltd., Robin Village Development Pte. Ltd., Steeltech Industries Pte. Ltd., AMP Systems Pte. Ltd., and TSky Development Pte. Ltd. The company provides a comprehensive suite of built-environment services and manufactured components, comprising: general building contracting and civil infrastructure construction for residential, commercial, industrial, and institutional developments; Design for Manufacturing and Assembly (DfMA) solutions; automated precast concrete components and structural systems produced at its advanced prefabrication hubs; Prefabricated Prefinished Volumetric Construction (PPVC) modules and Prefabricated Bathroom Units (PBU); structural steel fabrication, erection, and architectural metalworks; Mass Engineered Timber (MET) construction systems; customized steel mould design and fabrication; integrated mechanical and electrical (M&E) engineering installations; green building consultancy and sustainable construction implementations; Building Information Modelling (BIM) and digital construction technology solutions; and real estate development, sales, and leasing of prime residential condominiums, commercial buildings, and mixed-use integrated projects. In recent developments, Tiong Seng Holdings Limited has executed a strategic turnaround by completing the wind-down of its lower-margin legacy pre-pandemic construction contracts to refocus resources on higher-margin, technology-driven projects. The group has accelerated the expansion of its Engineering Solutions division, scaling automated prefabrication output and expanding cross-border engineering initiatives, including precast development collaborations in emerging overseas markets. Operationally, the company has streamlined its balance sheet through non-core asset monetizations, including the multi-million-dollar divestment of an industrial property in Tuas, while continuing to advance select residential joint-venture development projects under its TSky brand and replenishing its core construction order book with public and institutional infrastructure awards extending through FY2028.
