- Stoneweg Europe Stapled Trust (SET.SI) is a Singapore-listed real estate investment trust that invests directly or indirectly in a diversified portfolio of income-producing commercial real estate assets across Europe, with a minimum 75% weighting to Western Europe and a focus on logistics, light industrial, data centres, and office sectors; its €2.3 billion portfolio comprises over 100 predominantly freehold properties spanning approximately 1.7 million square metres in or near major gateway cities in the Netherlands, Italy, France, Poland, Germany, Finland, Denmark, Slovakia, the Czech Republic, and the United Kingdom, serving more than 800 tenants and including Grade A offices with strong ESG certifications such as green labels on 83% of office assets by value. The stapled group consists of Stoneweg European Real Estate Investment Trust and Stoneweg European Business Trust, externally managed by Stoneweg EREIT Management Pte. Ltd. and Stoneweg EBT Management Pte. Ltd., with SWI Group (formed by Stoneweg and Icona Capital) as sponsor and major stakeholder holding a significant interest; it undertakes asset enhancement, redevelopment initiatives, and divestments of non-core assets exceeding €300 million to optimise portfolio quality. Originally listed as Cromwell European REIT in 2017 and headquartered at 50 Collyer Quay #07-02, OUE Bayfront, Singapore, the trust underwent a major rebranding and strategic shift following Stoneweg's acquisition of Cromwell Property Group's European fund management platform and co-investments, including 27.8% of the REIT, for €280 million in December 2024, which integrated it into a larger platform doubling assets under management to €8 billion and enhancing pipeline opportunities in logistics, data centres, Switzerland, and Spain; in February 2025, Stoneweg further expanded by acquiring MC Property, a pan-European real estate firm, to bolster operational capabilities.
