SL Green Realty Corp. (NYSE: SLG), Manhattan's largest office landlord, operates as a fully integrated real estate investment trust primarily focused on the ownership, management, acquisition, development, redevelopment, and repositioning of commercial real estate properties in the New York metropolitan area, principally Manhattan office buildings; it also pursues debt and preferred equity investments secured by such properties and other segments including SUMMIT. The company holds interests in approximately 53 buildings totaling 30.7 million square feet as of September 30, 2025, including 27.1 million square feet of owned Manhattan properties such as 1185 Avenue of the Americas, 810 Seventh Avenue, 711 Third Avenue, 555 West 57th Street, 1350 Avenue of the Americas, 10 East 53rd Street, One Madison Avenue, 11 Madison Avenue, and Park Avenue Tower at 65 East 55th Street. Founded in 1980 by Stephen L. Green with predecessor operations and headquartered at 1 Vanderbilt Avenue in New York City, SL Green targets corporate tenants in financial services, media, legal, and professional sectors across its portfolio. Recent developments include the October 2025 announcement of a $730.0 million contract to acquire Park Avenue Tower expected to close in Q1 2026; a contract to purchase 346 Madison Avenue and adjacent 11 East 44th Street for $160.0 million slated for Q4 2025 closing; completion of a $1.4 billion five-year fixed-rate refinancing of 11 Madison Avenue with joint venture partner PGIM at an effective rate of 5.592%; closure on the sale of a 5.0% interest in One Vanderbilt Avenue to Mori Building Co., Ltd.; acquisition of 500 Park Avenue for $130.0 million in Q1 2025; and office leasing volume exceeding 1.9 million square feet year-to-date through October 2025, including major expansions and renewals with tenants such as Bloomberg LP, Ares Management LLC, and others.
