Business
MEFIC REIT Fund (4346.SR) is a Shariah-compliant closed-end real estate investment traded fund (REIT) that generates periodic income for investors through investments in income-producing real estate assets located primarily in Saudi Arabia and the Gulf Cooperation Council countries. Managed by Middle East Financial Investment Company (MEFIC Capital), the fund focuses on high-quality properties across residential, commercial, office, retail, hospitality, and mixed-use sectors; its portfolio includes diversified assets such as seven properties in key Saudi cities including Riyadh, Jeddah, and Makkah, plus one property in Dubai, United Arab Emirates. Launched in March 2018 and listed on the Saudi Exchange (Tadawul) in November 2018, the fund is headquartered at MEFIC Tower, 7702 King Fahad Road, Riyadh, Saudi Arabia, with a share capital of SAR 732.77 million divided into approximately 73.3 million units. The fund's core offerings encompass acquisition and management of recurring income-generating real estate, including hotels, office towers, logistics facilities, residential complexes, and commercial spaces, targeting Saudi citizens, GCC nationals, and foreign investors residing in or outside Saudi Arabia. In recent developments, MEFIC Capital, as fund manager, signed three conditional memoranda of understanding in November 2025 to study the acquisition of two properties in Makkah and Jeddah totaling over 100,000 square meters, along with a usufruct right over a 32,300 square meter property in Jazan, subject to due diligence, regulatory approvals from the Capital Market Authority, board, and unitholders; additionally, the fund finalized the sale of its Al-Andalus property in Jeddah in October 2025 for SAR 40 million (excluding taxes and fees), using proceeds including SAR 40 million to repay loans, while updating fund terms in July 2025 to support ongoing portfolio optimization.
