Business
AS Pro Kapital Grupp is an Estonia-based real estate development and investment holding company that specializes in the acquisition, development, construction management, leasing, and sale of large-scale premium residential and mixed-use commercial properties across the Baltic states and select European markets. Founded in 1994 and headquartered in Tallinn, Estonia, the company operates primarily across five geographic segments: Estonia, Latvia, Lithuania, Germany, and Italy. The company structures its operations and offerings across four main business categories: Residential Real Estate Development, comprising the acquisition, master planning, architectural conceptualization, construction, and sale of high-end multi-family apartment buildings and integrated urban living quarters, including flagship master-planned developments such as Kalaranna District and Kristiine City (including Uus Kindrali, Ratsuri Maja, and Kristina Majad) in Tallinn, Šaltinių Namai and Šaltinių Namai Attico in Vilnius, and Kliversala Quarter (including River Breeze Residence and Blue Marine) in Riga; Commercial and Mixed-Use Real Estate, encompassing the development, long-term leasing, optimization, and asset management of modern shopping centers, retail parks, dining facilities, and grade-A commercial office spaces; Property Management and Ancillary Services, delivering comprehensive property administration, maintenance, leasing brokerage, tenant management, real estate agency operations, and construction project management; and Hospitality Operations, involving the ownership and operation of hotel and leisure assets, primarily through the PK Parkhotel Kurhaus property in Bad Kreuznach, Germany. The group conducts its operational activities through key regional subsidiaries, including Pro Kapital Eesti AS in Estonia, Pro Kapital Latvia PJSC in Latvia, Pro Kapital Vilnius Real Estate UAB in Lithuania, Pro Kapital Germany Holding OÜ in Germany, and Preatoni Nuda Proprieta S.r.l. in Italy. In recent strategic and operational developments, AS Pro Kapital Grupp completed a public offering of unsecured bonds in the Baltic markets in September 2026, which was oversubscribed twofold by institutional and retail investors, prompting the group to upsize the issuance from EUR 6 million to EUR 10 million at a fixed annual coupon of 8.3% maturing in September 2028. In conjunction with this issuance, the company initiated the conditional early redemption of its outstanding 2020/2028 secured bonds to streamline its debt structure and optimize financing costs. The company also strengthened its operational delivery by handing over significant volumes of completed residential units in the Kalaranna District and Uus Kindrali developments in Tallinn as well as projects in Vilnius, generating substantial top-line revenue growth and expanded net profitability. Additionally, the group remediated technical covenant requirements at the subsidiary level via targeted partial debt repayments, reinforcing its balance sheet flexibility and liquidity position for upcoming project development phases.
