Business
Terreno Realty Corporation (NYSE: TRNO), a real estate investment trust (REIT), acquires, owns and operates industrial real estate in six major coastal U.S. markets: New York City/Northern New Jersey, Los Angeles, Miami, San Francisco Bay Area, Seattle, and Washington, D.C. The company focuses on functional, flexible properties in infill locations, including warehouse/distribution facilities (approximately 79.7% of total annualized base rent), flex properties for light industrial and research and development (approximately 3.4%), transshipment facilities such as truck terminals (approximately 6.0%), and improved land parcels leased for industrial outdoor storage (approximately 10.9%). As of December 31, 2024, Terreno owns 299 buildings totaling approximately 19.3 million square feet, 47 improved land parcels comprising 150.6 acres, six properties under development or redevelopment, and 22.4 acres of entitled land, with buildings and improved land approximately 97.4% and 95.1% leased, respectively, to 670 customers. Founded in 2009 as a Maryland corporation with headquarters in Bellevue, Washington, Terreno targets properties at discounts to replacement cost, serving tenants in logistics, e-commerce, manufacturing and distribution across these supply-constrained markets. In 2024, the company deployed a record $1.1 billion in capital, acquiring 41 buildings totaling 2.5 million square feet for $884.5 million and commencing development or redevelopment of five properties into eight industrial distribution buildings containing 0.9 million square feet for $241.1 million; it sold four properties for $74.4 million, achieving a 15.3% unleveraged internal rate of return. Recent activity includes the September 2025 acquisition of an industrial portfolio from Blackstone Real Estate, a 32,000-square-foot property in South San Francisco for $10.2 million in early September 2025, a property in Queens, New York, for $4.7 million in November 2025, and a property in South San Francisco for $5.6 million in October 2025; additionally, Terreno started development of an industrial project in Hialeah, Florida, in December 2025 as part of Phase III and IV comprising 17 buildings and 3.5 million square feet.
