- Ichigo Hotel REIT Investment Corporation (TSE: 3463) is a specialized hotel J-REIT that invests primarily in lodging-focused hotels across Japan to generate stable income and long-term earnings growth by leveraging the Ichigo Group's value-add expertise in asset management and hotel operations. Established in July 2015 and listed on the Tokyo Stock Exchange in November 2015, the company is headquartered at Marunouchi Park Building 20F, 2-6-1 Marunouchi, Chiyoda-ku, Tokyo, 100-6920, Japan, with Ichigo Investment Advisors Co., Ltd. serving as its asset manager. As of September 2025, its portfolio comprises 30 hotels with 4,626 guest rooms and a total acquisition price of JPY 73 billion, featuring properties such as Smile Hotel Kyoto Shijo; Comfort Hotel Okayama; Nest Hotel Sapporo Odori; Nest Hotel Hakata Ekimae; The OneFive Marine Fukuoka; Comfort Hotel Osaka Shinsaibashi (Ichigo Shinsaibashi Building); HOTEL THE KNOT YOKOHAMA; Quintessa Hotel Ise Shima; Quintessa Hotel Ogaki; THE KNOT SAPPORO; The OneFive Tokyo Shibuya; Hotel Wing International Nagoya; Comfort Hotel Central International Airport; The OneFive Osaka Sakaisuji; Hotel Wing International Kobe Shin Nagata Ekimae; The OneFive Okayama; Nest Hotel Matsuyama; Urbain Hiroshima Executive; The OneFive Garden Kurashiki; Washington Hotel Plaza Shimonoseki Eki Nishi; The OneFive Fukuoka Tenjin; and Nest Hotel Kumamoto, among others, primarily under variable rent or fixed rent master lease agreements with operators including Nest Hotel Japan Corporation, OneFive Hotels Inc., and others.
The REIT targets lodging-focused hotels rather than full-service or resort properties, prioritizing income stability through diversification by location, type, and rate structure in major Japanese cities and tourist areas with strong inbound and domestic demand, such as Hokkaido, Kanto (including Tokyo), Kinki (including Osaka and Kyoto), Chugoku/Shikoku, and Kyushu/Okinawa regions.
In recent developments, Ichigo Hotel REIT announced on November 14, 2024, the acquisition of two Fukuoka hotels—The OneFive Marine Fukuoka (103 rooms, JPY 2.6 billion) and Nest Hotel Hakata Ekimae (160 rooms, JPY 6.5 billion)—scheduled for settlement in January and February 2025, respectively, alongside the sale of Nest Hotel Osaka Shinsaibashi (302 rooms, JPY 7.75 billion) expected to yield JPY 291 million in gains for distribution as dividends in the July 2025 fiscal period. Earlier in 2024, it completed sales of Nest Hotel Sapporo Ekimae (to Ichigo Estate) and Valie Hotel Hiroshima, while securing a JPY 2 billion loan from SMBC to fund the acquisition of Hotel Enoe Toyama, and in August 2023 acquired five hotels from sponsor Ichigo including Comfort Hotel Osaka Shinsaibashi, HOTEL THE KNOT YOKOHAMA, Quintessa Hotel Ise Shima, Quintessa Hotel Ogaki, and THE KNOT SAPPORO to enhance portfolio diversification and capture robust demand in key markets.
