UMH Properties, Inc. (NYSE: UMH; TASE: UMH) operates as a public equity real estate investment trust focused on owning and managing manufactured home communities; leasing homesites to residents; renting manufactured homes; selling and financing manufactured homes through its wholly owned taxable REIT subsidiary, UMH Sales and Finance, Inc.; and operating self-storage units. The company maintains a portfolio of 145 communities containing approximately 27,000 developed homesites, of which 10,800 hold rental homes and over 1,000 self-storage units, spanning New Jersey, New York, Ohio, Pennsylvania, Tennessee, Indiana, Maryland, Michigan, Alabama, South Carolina, Florida, and Georgia; this includes two Florida communities with 363 sites and one Pennsylvania community with 113 sites managed through its joint venture with Nuveen Real Estate. Founded in 1968 and headquartered at 3499 US Highway 9 North, Suite 3C, Freehold, New Jersey, UMH targets residents seeking quality affordable housing alternatives to traditional apartments. In recent developments, UMH completes multiple acquisitions to expand its footprint, including the October 2025 purchase of Albany Dunes in Georgia for $2.6 million, adding 130 sites near its existing Mighty Oak community for operational efficiencies; two Maryland communities, Conowingo Court and Maybelle Manor, in Q3 2025 for $14.6 million adjacent to Cinnamon Woods; and year-to-date five communities totaling 587 sites for $41.7 million. The company also secures financing enhancements, such as adding ten communities to its Fannie Mae credit facility for $101.4 million in proceeds. UMH owns approximately 2,300 acres of land for future site development and continues evaluating acquisition pipelines amid a focus on value-add upgrades to boost occupancy and profitability.
