Business
Vornado Realty Trust (NYSE: VNO; VNO-PN), a fully-integrated real estate investment trust founded in 1982 and headquartered at 888 Seventh Avenue in New York, owns, manages and develops premier office and high street retail properties concentrated in New York City, with additional holdings in Chicago and San Francisco. The company conducts business primarily through Vornado Realty L.P., offering approximately 20.1 million square feet of Manhattan office space across 30 properties including THE PENN DISTRICT campus of over 9 million square feet surrounding Pennsylvania Station, 2.4 million square feet of street retail in 49 properties along high-traffic corridors, 1,330 residential units in two Manhattan buildings, multiple development sites such as 350 Park Avenue and PENN 15, a 32.4% interest in Alexander’s Inc. owning five metropolitan-area properties, nine garages totaling 1.6 million square feet, 3.7 million square feet at THE MART in Chicago and a 70% interest in the 1.8 million-square-foot 555 California Street office campus in San Francisco; it also operates BMS, a subsidiary providing cleaning and security services. Vornado leads the real estate industry in sustainability, managing over 26 million square feet of LEED-certified buildings and earning the Energy Star Partner of the Year Sustained Excellence award in 2024. Recent developments include the August 2025 agreement to acquire the 623 Fifth Avenue office condominium for $218 million with redevelopment into Class A boutique space targeted for 2027 completion, complementing Plaza District and Park Avenue assets; a prior $50 million B-Note acquisition on an unspecified property in August 2024; $450 million refinancing of Penn 11; $675 million refinancing-related loan for Independence Plaza multifamily property; and $205 million sale of 512 West 22nd Street.
