Business
Alexander & Baldwin, Inc. (NYSE: ALEX) owns, operates, and develops high-quality commercial real estate exclusively in Hawaii; it functions as a real estate investment trust and ranks as the state's largest owner of grocery-anchored neighborhood shopping centers. The company manages approximately 4.0 million square feet of commercial space, encompassing 22 retail centers, 14 industrial assets, four office properties, and 142 acres of ground leases; its portfolio targets retail, industrial, and office sectors serving local businesses, retailers, and industrial tenants across Oahu, Maui, and other Hawaiian islands. Founded in 1870 and headquartered in Honolulu, Hawaii, Alexander & Baldwin maintains two primary segments: Commercial Real Estate, which generates the majority of revenue through property ownership and management, and Land Operations, which optimizes land assets for development and sales. In recent developments, the company completed a $29.7 million off-market acquisition of an 81,500-square-foot industrial distribution facility in Pearl City, Oahu, in September 2024, fully leased long-term to Hansen Distribution Group, a subsidiary of C&S Wholesale Grocers, to expand its industrial footprint and enhance funds from operations. Alexander & Baldwin executed a 75-year ground lease with a self-storage developer at Maui Business Park in early 2025, converting a 5-acre non-income-producing lot into an income-generating asset yielding approximately $0.7 million in annual net operating income with 2.5% escalations; it also sold 90 acres of primarily agriculture-zoned land in Q1 2025 as part of portfolio optimization. The company amended its revolving credit facility in October 2024, adding a $200 million term loan to support strategic growth, raised its full-year 2025 FFO guidance to $1.17-$1.23 per diluted share following strong Q1 results, and commenced construction of two Class A industrial buildings in Kapolei in May 2025 to bolster its industrial inventory.
