China Overseas Property Holdings Limited (COPL), a subsidiary of China Overseas Holdings Limited under China State Construction Engineering Corporation, is an investment holding company principally engaged in property management services, value-added services, and car parking space trading business primarily in Hong Kong, Macau, and Mainland China. Founded in 1986 and headquartered at Suite 703, 7/F, Three Pacific Place, 1 Queen's Road East, Hong Kong, the company manages over 2,301 property projects across 163 cities with a total gross floor area under management of 436.1 million square meters. Its property management services segment provides security, repairs and maintenance, cleaning, garden landscape maintenance, pre-delivery services, and engineering service quality monitoring for residential communities, commercial properties, government properties, and construction sites; the value-added services segment offers engineering consulting, vetting of building plans, facilities and equipment evaluation proposals, move-in assistance, delivery inspection, community asset management, home living services for residents, and commercial operations; while the car parking space trading business engages in the sale and purchase of various car parking spaces, including non-air raid shelter and air raid shelter types, through assignment of rights-of-use or potential property rights transfers. In late November 2025, COPL entered into a new framework agreement with China Overseas Land & Investment Limited, renewing continuing connected transactions for the disposal of car parking space rights-of-use from developments managed by COPL, effective from January 1, 2026, to December 31, 2028, with annual caps of RMB100 million to support inventory expansion and accelerate capital turnover on normal commercial terms. The company reported interim results for the six months ended June 30, 2025, in August 2025 and annual results for 2024 in March 2025, underscoring its commitment to sustainable growth, customer satisfaction, and benchmarks in service, market expansion, technology, and organization under its "No.1 Butler" brand positioning.
