(NYSE: FBRT; FBRT-PE) is a real estate investment trust that originates, acquires and manages a diversified portfolio of commercial real estate debt investments secured by properties across the United States; its core offerings include first mortgage loans, subordinated mortgage loans, mezzanine loans, bridge loans, participations in such loans and conduit loans sold into commercial mortgage-backed securities through its taxable REIT subsidiary; the company also invests in commercial real estate securities and owns real estate acquired through foreclosure or purchased for investment, operating through segments encompassing real estate debt, real estate securities, commercial real estate conduit and real estate-owned businesses. Founded in 2012 and headquartered in New York, FBRT targets owners and operators of commercial properties including multifamily, affordable housing, seniors housing, healthcare and manufactured housing, with a national origination footprint supported by Benefit Street Partners L.L.C., its external investment advisor and a subsidiary of Franklin Resources, Inc. Recent developments include the March 2025 acquisition of NewPoint Holdings JV LLC for $425 million, which expanded multifamily lending capabilities with agency execution for Fannie Mae, Freddie Mac and FHA/HUD programs, creating a comprehensive one-stop financing platform from construction through permanent agency debt; in September 2025, FBRT priced a $1.076 billion collateralized loan obligation (BSPRT 2025-FL12) and financed a $500 million asset pool, generating approximately $250 million in cash to support $1.0 billion of new loan originations while reducing financing costs.
