(IVT) is a premier Sun Belt, multi-tenant essential retail real estate investment trust (REIT) that owns, leases, redevelops, acquires and manages grocery-anchored neighborhood and community shopping centers as well as high-quality power centers featuring grocery components; its portfolio emphasizes necessity-based, open-air retail properties anchored by leading grocers such as Sprouts Farmers Market, Wegmans, Whole Foods Market and Harris Teeter, with experiential and internet-resistant tenants driving foot traffic in markets exhibiting strong population, wage and employment growth. Founded in 2005 and headquartered in Downers Grove, Illinois, the company operates predominantly across Sun Belt regions including Texas, Virginia, North Carolina, Arizona and others, targeting demographics with above-average income and education levels; it maintains a flexible capital structure, acts as a trusted local operator fostering tenant relationships and opportunistically disposes of non-core assets to recycle capital into high-growth opportunities. Recent developments include the sale of a five-asset California portfolio for approximately $306 million in June 2025 to sharpen its Sun Belt focus, followed by four acquisitions in the third quarter of 2025 totaling 791,000 square feet and $250.2 million—namely The Marketplace at Encino Park in San Antonio, Texas ($38.5 million), West Broad Marketplace in Richmond, Virginia ($86.0 million), Asheville Market in Asheville, North Carolina ($45.7 million) and Rea Farms in Charlotte, North Carolina ($80.0 million)—building on 2024 purchases worth $282.1 million such as The Plant in Phoenix and Stonehenge Village in Richmond; additionally, the company amended its $400 million unsecured term loan in 2025 to extend debt maturities to 4.7 years, executed forward-starting interest rate swaps and achieved leased occupancy of 97.2% as of September 30, 2025 with same-property NOI growth of 6.4%.
