(NYSE: NXRT) is a publicly traded real estate investment trust externally advised by NexPoint Real Estate Advisors, L.P. that acquires, owns, asset manages and selectively disposes of multifamily apartment properties primarily in the Sun Belt region of the United States including markets such as Atlanta, Phoenix, Dallas, Charlotte and Tampa; the company targets class B workforce housing communities with value-add potential, implementing renovation programs through its property manager BH Management Services, LLC that feature full and partial unit upgrades, kitchen and laundry appliance replacements, and technology packages to boost net operating income, occupancy and rental rates while delivering lifestyle amenities at affordable costs. Incorporated in 2014 and commencing operations in 2015 following a spin-off from NexPoint Credit Strategies Fund, NXRT is headquartered at 300 Crescent Court, Suite 700 in Dallas, Texas, and as of September 30, 2025 owns 35 properties comprising 12,984 units with physical occupancy of 93.6% and average effective rent of $1,497 per unit. Recent developments include the entry into a $200.0 million revolving credit facility with J.P. Morgan Chase Bank, N.A. on July 11, 2025 that features a reduced interest rate spread of 150-225 basis points over SOFR and an option to expand by another $200.0 million; $7.6 million in share repurchases during the second quarter of 2025; a 3.9% increase in the quarterly dividend to $0.53 per share approved on October 27, 2025 and payable December 31, 2025 representing a 157.3% cumulative rise since inception; and completion of 365 unit upgrades in the third quarter of 2025 yielding a 21.3% return on investment alongside 3.5% same store NOI growth.
