Office Properties Income Trust (Nasdaq: OPI; OTC: OPITQ) is a real estate investment trust (REIT) that owns, operates, and leases primarily single-tenant and multi-tenant office properties to high credit quality tenants, including U.S. government agencies, other government entities, and corporations with investment grade ratings or guarantees from such entities; as of June 30, 2025, tenants contributing 51.0% of its annualized rental income are investment grade rated (or guaranteed by such entities) and an additional 7.7% derive from subsidiaries of investment grade rated parents; its portfolio comprises 125 properties totaling approximately 17.3 million leasable square feet located across 29 states and Washington, D.C., with a focus on markets exhibiting strong economic fundamentals.
