The company offers attainable housing solutions through its core Sun Communities brand, which provides manufactured homes with quality construction, open floor plans, sophisticated designs, customized features, appliances, financing, and insurance programs; all-age and 55+ communities featuring amenities such as pools, tennis courts, clubhouses, golf, marinas, dining, and social events; and sites for new and pre-owned homes built by top manufacturers. Through its Sun Outdoors brand, it delivers hospitality experiences in RV resorts with relaxed staycation vibes, nature connections, and elevated amenities across the United States and Canada; while the Park Holidays brand operates holiday parks in the UK, spanning regions from Cornwall to Scotland, including Suffolk and Yorkshire. Founded in 1975 as Sundance Enterprises, Inc. in Michigan and incorporated as Sun Communities, Inc. in 1985, the company went public via an initial public offering in December 1993 and is headquartered at 27777 Franklin Road, Suite 300, Southfield, Michigan. Sun Communities conducts operations in the United States (with significant presence in states including California, Florida, Michigan, Indiana, Ohio, and Texas), Canada, and the United Kingdom, targeting residents seeking affordable housing, families, active adults aged 55+, retirees, and vacationers; its portfolio as of June 30, 2025, includes 501 developed MH, RV, and UK properties with approximately 174,450 sites, plus select marina interests. In recent strategic developments, Sun Communities sold its Safe Harbor Marinas portfolio to Blackstone Infrastructure in February 2025 for $5.65 billion in an all-cash transaction, generating approximately $5.5 billion in pre-tax proceeds to reduce debt, fund distributions, and reinvest in core MH and RV segments, which now represent about 90% of net operating income. The company acquired 14 MH and RV properties for $457 million in cash during October 2025 and disposed of nine marina properties for $117.5 million plus RV development land for $18 million in August and September 2025, respectively, as part of portfolio optimization and focus on high-margin businesses. These moves follow historical expansions, including the 2016 Carefree Communities acquisition and ongoing development of new communities nationwide.
